Skilled Nursing Bootcamp


New to the NIC Boot Camp series, the Skilled Nursing Boot Camp: Evaluating the Investment Landscape course will define how value is created in skilled nursing. It is designed for those new to the industry, as well as those who desire to stay current in underwriting skilled nursing properties. This course will orient participants to the nuances of skilled nursing. Participants will be able to understand the unique risks associated with skilled nursing and how they may be mitigated.

Similar to the Seniors Housing Boot Camp course, participants will engage in a case study grounded in today’s reality that will expound on options of the operator’s perspective. It will include mock offers and term sheets. Participants will hear pitches for consideration and determine if they should sell the property, hold and/or retain a new operator.

The course scheduled to take place on March 23 from 8:00 AM – 12:00 PM CST to participate in an engaged 4 – hour discussion while gaining new networking connects in the skilled nursing sector.

Course Outline

Industry Overview – This portion of this course will help participants understand skilled nursing trends. It will cover Medicaid rates and the uptrends funding Medicaid. The presenter will cover the state of skilled nursing trends and changes in the healthcare landscape.

 Skilled Nursing Growth Overview of the last 5 years of skilled nursing and its impact. Topics will be changes in underwriting, value of properties, HUD loans, Medicare and Medicaid and staffing.

Case Study Overview – This interactive model will present a scenario of someone who is a novice to assisted living that has recently acquired a skilled nursing property. The new owner will be presented with three opportunities for consideration. Based on presentations participants will help advise if they should sell, hold and/or retain a new operator.

 Investment Considerations – This discussion will cover reimbursement programs, the importance of partnerships and newly COVID-related focus areas. It will highlight what should an operator consider when looking to partner with investors.

 Operational Considerations – Participant will review profit and loss statements and learn to discuss what to look for when assessing a property. Discussions on census overview and how it is trending and why this is important to consider. Further consideration will ask question how participants should think about revenue and other components.

Capital Market Structure – This portion will offer insight on what the various components are when looking for proforma and what’s realistic. Participants will gain insight on census increase/decrease and how to toggle expenses and learn different ways market is structured.

Proposals – After reviewing presentations and hearing various pitches, participants will be place into small group discussions and work in a team to submit a proposal. Participants will take into consideration the case study situation to provide their respective recommendations. They will present their case to the entire group. This will allow others to hear various perspectives and insight into the multi-pronged process when assessing the best strategy for a skilled nursing property.

Those interested in only attending the Skilled Nursing Boot Camp will receive a code to all them to register for the course only. Registration for the stand alone course will be $795.00. Participants attending both the Spring Conference and the Skilled Nursing Boot Camp will pay the Spring Conference registration fee plus a discounted rate of $695 to attend the Skilled Nursing Boot Camp course.
